Review: On Feb 28 2009 a guy got shot right in front of the entrance of a building. Nice way to spend a Saturday night evening. More than a year ago a kid got shot in the parking lot because he went to buy drugs from and person that live here. Besides all bad things they say about this place which they are all true, if you want to live in fear and see people getting shot… go ahead. By the way go ask the people that actually live here if you don't believe me 'cause none of the rude staff that works there live here. And when you want to put a complain of course the y don't take you seriously or don't even listen to you. And of course they want to seel and fill these apartements with al kind of people, when anoying thinks happen they are not even aware 'case they don't live here. So if there is a murder the night before they don't even know about it, if there is an annoying dog that the stupid owners left outside in the balcony barking all night long they wouldn't know anything about it. If a rude neighbor decided of having a barbeque and play music too loud in the balcony so everybody can hear them the staff wouldn't have any clue.
I can not understand how they sell this place having criminals, murders, lack of security, and so many problems… there is only one old lady at the gate and nobody else to watch over. So if you have a security matter you need to call directly to the policy although on the lease agreement says very clear that you can call "security" in case of loud neighbors, or any other minimum problems etc.
And of course there come the infrastructure problems, the walls a re so thin you can even hear neighbors having sex, taking a piss, watching TV etc. This is all true, please don't move here. Pilar (manager) if you ever read this, please do something!

Review: Well here we are, we live here and sad to say it realy is not what they say it is in the books. I sorry to say that this apartment building is going down hill fast, soon very soon I will have pictures to post on a web site that i made just to show all of you how these apts realy look untill then dont rent here!!

Review: Compared to most apartments it’s nice looking and has a few more ammenites. For most people it would be a step up from what they are used to (this is what gets you in). Granted this complex is a lot better than most places in North Dade, you will pay the price for it.

The rent is over priced. A lot more NOW then when I lived there (02 – 04). I moved out because they raised the rent twice in two years. It went from 0 to 0 to 0 for a 1bed / 1 bath.

The apartment size is not bad. Constant hot water (when it works). One good thing is that I didn’t have a pest problem. There are many other apartments that now offer washer / dryers in the apartment for a similar price. There is only one washer/dryer on each floor which is usualy in use. The walls are too thin, hope you dont get noisy neighbors. At the time the maintenance was on point, next day service.

It’s in a good area, not great. It’s close to a lot of schools, restaurants and shopping plazas. The beach is close (NOT walking distance).
However, the complex sits directly next to a major train line. Trains passing morning, noon, and night. When there is a train passing you almost cant get in or out of the complex.

There are many other apartments that offer similar quality for a better price, you just have to do a lot of searching.

Overall its not a bad palce there is a lot worse, but there is also a lot BETTER.

Review: First of all yes I leaved here (damn me) and I’m writting without any recent to this place but with the truth and being honest. Yes it have a great location and yes looks like a good and eay option. But people… that’s the only thing they can offer!!!. Of course they take care of the facade, the overall look, but they don’t touch the halls, stairs, and the the elevator are a moving trash can. The people who works here are rude, maybe not the youngest ones, but the old and fat ladies, the are really rude. Parking! There’s never parking anywhere so people has to park like a mile from their buildings. Security: If you call on weekend because some stupid neighbors is having a blast with their new subwoofer they can’t help you because they don’t have personal on weekends. They leave everybody in, and tailgaiting is the new game for robbers and gansters! they just drove behind the cars that have access. And please think about this… they hate animals!! they charge you tousends if you have a goldfish! One time they were little kitties starving outside the building, and they bitched so much because some people actually care for them and have a heart for animals, they were told not to feed them otherwise they were out. If they don’t care for animal and respect or help for others why they would care about you. So please don’t move in, this people don’t care, they just want u in expeding money in a matchbox with no washer and dryer. Bottom line, people here are so rude, this place is so bad managed that they don’t deserved your money, trust or smile. Please past the word, this is the real truth for this place, get some peace and nice people to life with somewhere else.

Review: IT is a dump…the elevators are always broken. I rented here cause it was close to the hospital bg mistake. Full of Mexicans or what ever they are. No one speaks english in the build except me and my roomie. So if you want to live in a trash pit with a bunch of low lifes than this is the place for you

Review: OPUS ON THE RIVER HAS BEEN A NICE PLACE TO LIVE. We bought a unit facing the water a few months ago and are very happy. There haven’t been any problems with crime or noise and the view of the river (and park on the other side) is nice. We are particularly happy with the easy access to the rest of Miami via 836 and 95. There seems to be a good deal of construction planned for this area of the river so we hope that we have a good investment.

Review: I am currently renting at Opus and with the option to buy now that it’s gone condo conversion, I am very excited. I have enjoyed living at this complex for the last few years. Of course like any other complex there have been a few small issues here but all were taken care of and it has been pretty problem free for quite some time now. There seems to be great investment potential here and I’m sure everyone who has/ will purchase will be happy. I recently bought one of the 2/2s with a view of the water and feel good about doing so. The complex has gone through a lot of changes and upgrades since going conversion and I hope that with al things considered it will continue to be a safe and quiet place to live with the potential to make a large profit from the resale a few years down the road. I would definitely recommend this place to friends…and I have. I must be honest and say that if I were asked how I felt about this complex a year ago, I would have responded negatively. There were some problems with the management and there wasn’t much progress at the time but since the complex was bought and turned into condos it’s been a dramatic change in all aspects.

Review: I haved lived at the “yacht club” for nearly four years and am moving out when my current lease runs out. In the time I have been at the complex there have been countless managers and staff come and go (most of whom have not been what I would consider effective). They definitely try to sell you with the view, location and the coat of paint they’ve slapped on the walls to give a more “luxurious look”. The truth is the place is not very nice at all. Once you look past the SUPERFICIAL UPGRADES they’ve done to the place you can see what you’re truly getting into. My wife and I do not know many of our neighbors because people are constantly moving out in dissatisfaction with the complex and those who run it. The management is not very helpful or easy to deal with. Neither the owners or managers seem concerned with the needs/ wants expressed by those that live there “this is just the way we do it” ie: they refuse to accept packages from delivery companies such as UPS while you are at work even if you make a one time request for an important package and you cannot schedule a different delivery time. Maintenance is just as horrible as the mangers. We have had multiple problems over the years that needed immediate attention but were NEVER taken care of. In nearly every instance I have taken it upon myself to make the repairs (even when the tiles were falling off the wall in the shower and the rotting backer board was exposed). When given a close look it is obvious the actual structure of the units are in very bad shape. The hot tub hasn’t been hot the entire time I’ve lived there (although it may be working now since they are puching sales) and the pool has been closed for long periods of time in the past by the County Health Department. The complex has recently turned condo and the units are for sale the property owners seem to think they can cover up their inadequate facilities and management with some paint and new hallway floors but the fact remains that THIS IS NOT A GOOD PLACE TO LIVE and DEFINITELY NOT A WISE PURCHASE. The safety within the complex is also a major concern for myself and the few neighbors that I actually know. It is not in a good part of town and although the actual gates to the property are new the card-key system that operates them has rarely worked in four years and has not worked now for probably about six months. THINK ABOUT YOUR DAY TO DAY LIFE AT OPUS ON THE RIVER AND TALK TO SOME CURRENT TENANTS BEFORE YOU PURCHASE OR LEASE FROM A UNIT OWNER!!

Review: The interiors are nice and exteriors are maintained decently for the neighborhood. The management is horrible and the maintenance people get around to problems a month after you request them…due to bad management. The parking lot floods and you wade to your car.
