Review: If you ever wondered why there was no preventive maintenance at all and why work orders for serious maintenance issues went unanswered, it was because these apartments have been for sale for over two in a half years. Mid America has approved people being moved in here from The Memphis Housing Authority. Mid America has allowed innumerable amounts of people to be moved in here and pay in housing vouchers and other forms of welfare aid. Mid America has even done the tax credit thing with more than a few people. Anyone who moves here or is moved in here has no background/employment/or credit checks of any sort done at all. Things have been like this for quite a while now because they are for sale and are about to go under either new management or be a straight up HUD property or maybe some of the buildings will be torn down. I do not know.

Mid-America is attributing the increase to the sale of two properties, one located in Greensboro, N.C., and another in Grenada, Miss. The company also is in the process of selling River Trace, a property it owns in Memphis. That sale is expected to close in the fourth quarter.

Now here is what I am trying to figure out. River Trace does not commute with its residents at all. No one does anything on that end period. No one notifies anyone about anything over at River Trace either through e mails, flyers, or calls. Nothing. So, are the residents who live in these rotting, stinking, apartments going to be notified of the sale? I hope to God that Donna Hicks gets off her rear long enough to at least mail out notices about the sale and change of management or what have you. But I have a feeling she won't.

Review: These apartments are run down as heck and no preventive maintenance is being done here at all.
Mid America Properties offers a Service Extreme program and advertises it as well. This is a program that claims that if one has a repair that needs to be made on ones apartment, then someone will fix it or at least assess it in under 24 hours. River Trace does not do this at all. If anything breaks down at your apartment the odds are high that it will not ever get fixed at all. The leasing office does not like to send out anyone to fix a legit and serious maintenance problem because they find it easier to force one to break their lease over managerial neglect and uninhabitable housing standards.
As of right now, the majority of people who live here pay in housing vouchers and the like. I know this for a fact and I also know that this is why no one advertises these apartments any more at all.
These apartments also rarely if ever have running water during the day at all. Someone set fire to the main mailbox area last year and the leasing office sent out a flyer stating that they are not responsible for anyone's personal safety at all. So, there was a pyro about. There are a lot of kids living here. And no one cared at all! How nice. I doubt anyone called the authorities about that at all. The leasing office prefers you call their non existent security patrol instead of the police if there is anything dangerous occurring or if you get robbed or jumped. I think they are doing that because of how there are a ton of crimes happening here every day (go to the Memphis Daily News Crime Listings and you can look that up for free)and they might be tired of having them all reported to the police because that makes them look bad. They put out flyers about that, if you can imagine.

When you move, if you are not a welfare person, you will be charged thousands of dollars for things which no one ever did prior to your move in. They do this now, because they only desire to refurbish the apartments for the welfare people because they are moved in here and pay in secure funds.
I do not think that Mid America understands how those of us who work resent paying a rather large amount of money for rent only to live across the hall from someone who pays all of .00 out of pocket for rent.
These apartments are also rotting. The heat and air units are rotting because they are never serviced at all and the interior portion of mine has black mold like no ones business. I change my air filter once a month, but I doubt most people do at all and that is dangerous.
If you have a washer and dryer, no one will do anything to help you install it at all. No one will help you change out the prefabricated piping for the dryer at all either. This, coupled with the rotting heat and air units, are two obvious fire hazards and that is very dangerous.
They also have a weird billing system now. They have heavily automated their billing system, but they are still charging for things they do not do, like pest control and water. I have always thought that everyone should just have the good old MLGW set up for water and all of that, but River Trace bills for that separately. They bill you for your rent (of course), then they tack on the water (which does not really run during the day), pest control (which they do not do), and normally a sewer fee (which MLGW does bill for). I do not understand that, because if you rent out a three bedroom for 780.00, your rent winds up being way over 850.00?! Makes no sense.
So, please. Just do not move here. It is not Mid America, it is just the River Trace.

Review: I have been livivng here since 10.07 and the office staff and management changes on a regular basis. There is no turn around time for repairs. Whe the work order supposedly put in no one remembers or knows anything about it. The air condition does not work in the summer. Referrals fees takes months and month to receive. The office/employees are only as good as management. Move in at oyour own risk. You have been warned!!!

Review: My family and I moved here in May of 07 and we are counting down the days until the lease is up.

I have take out a second, blessed job. Just so my family will be able to get the heck out of here a good two weeks before the lease is up. I also have contacted an attorney who is going to work with my family when the lease is up, because I have it on good authority that the leasing office charges you (in damages) the equivalent of your monthly income. My family’s monthly income is over 3K (and that is just counting the income of two of my family members), so I do not see that happening.

Our apartment was not ready for move in at all. We did not even have a working a/c until June of 07. My dad is a senior citizen and the leasing office did a bait and switch with him. They showed him the model apartment and never made true on their promise to show him the actual apartment we would be living in until the very day of the move in.

We have (some) walls in our apartment which were primed but never painted.

We have a master bath with a a/c vent which was painted shut and it also has a shoddy wall treatment. Someone actually painted over cheap wallpaper and it is currently molding up with each and every passing day.

The cheap, stick on floor treatment in the kitchen and baths is pulling up from out the floor and looks like a massive lake of post it notes.

Our stove is from the very year this apartment was built, 1985. I googled it, as a matter of fact. It is a fire hazard and cannot be used at all. However, the leasing office does not care, even though it is against the housing laws of the state of Tennessee to have appliances in any rental property that are over 20 years old. The dishwasher is just as old and no one in my family even dares to use it.

The fridge was falling apart when we moved in and leaked horribly. The only reason I was able to have a new one brought in was through e mailing the Memphis Area Mid America Apartment Communities Offices. The current head maintenance man, Isiah, refused to replace or repair it, and so I had to go over his head as well as the head(s) of the leasing offices to get the job done.

Isiah also installed my family’s washer and dryer incorrectly and when he was confronted on that while being in the presence of my family and a lady named Angel from the leasing office he denied it, cursed, and ran out the door.
Please note that Isiah and Angel were walking through the apartment seeing if it was ready for move in after my family and I had moved in! I never have seen anything like that before in my life. It was as though Isiah knew he could cover his tracks if he conned this lady Angel! My god, I shudder to think of the relationship these handymen have with some of the poor ladies in the leasing office. It is obvious that the entire leasing office is answering to this man Isiah. Mid America Apartment Communities has been hiring for his replacement forever, but I guess he has conned them to.

Please, if you move here, take before and after photos of everything. Use a good camera with a proper time date stamp. I filled out that little check list of things which were not ready for move in, right? Hand delivered it to the leasing office, and they did nothing. Mailed it to the leasing office via vis certified mail and they did nothing. Mailing it to the Memphis Area Corporate Contact of Mid America Apartment Communities and they did nothing. So, darn it, you take photos, alright?
This is the only thing which will save you from having the leasing office sue you for the things Isiah and his fellow maintenance men are not even remotely qualified to do.

And, pay attention to the lease. You have to follow the lease and demand that someone from the leasing office accompanies you when you have moved out. Not an unlicensed, unbonded, uninsured maintenance man! But, a member of the leasing office! Bring your photos with you and get everything in writing when you do that, please.
The leasing folks will try to act as dumb as possible, so it will not be hard for you to see through their con. They only get the ten dollars an hour and are so dumb that they will write out little notices about the pest control and the like using really horrible English, man.
The A/C units are all falling to pieces and are rusting out. It is disgraceful to even have guests over. Between the: rusted out A/C units, the trash filled parking lots, the stoned maintenance men hanging out in the work out room, the filthy pool area which has nothing but the aforementioned stoned maintenance eyeballing my fellow females, the ignorant fools in the leasing office, the ungodly amount of folks being evicted, the lies about 24/7 emergency repairs (they advertise it, but do not have it), the gate (which was torn down), the high speed internet access (does not exist), the varying amounts you have to pay for water service pest control and lawn care (which is added onto the rent itself, through Ista…your rent could be 0.00, but after the ISta bill it could be anywhere from 0-0.00…and that is in addition to the MLGW bill) and the fact that this building is not in Bartlett, well… you just have to matters into your own hands.

Review: I am currently living in this apt. over my lease but it is time to move! The maintenance is horrible and does not respond to calls like they say they will. The dishwasher came unconnected at the bottom of the sink and there was water all over the floor and they still wouldn’t come fix it even after saying that they would be there “the next day”. Overall safe; however there was a night were I was asked for money outside my door late at night and then there was that time when a car was shot up in front of my apartment. The management could do a lot of work with this place but don’t care…i call them the “slum lords”.
