Review: The management is awful. There are COCKROACHES and they landlords never sprayed after asking repeatedly! Plus there are many sex offenders next door not to mention constant drug busts. The management is rude and don't return calls or help out their tenants even when they say the will.

Review: When I first moved here we had some poor manangement a.k.a Rose. She’s a witch with a ‘B’ if you know what i mean. The apartments looked like crudd but now I mean wow its amazing how much a place can blossom into such a nice home to live. The maintence now is on top of everything they work so hard to get things done fast and efficiently. The management, oh do i love the mangagement. Onalee, Margie, and Shelley are so positive, caring, and highly responsive to their residents needs. I know they’ve filtered out alll the unwanted and unpleasant residents that usssed to live here. Southern Trace is turning into timber trails and honestly they are doing a wonderful job. They are redoing all the outside and are preparing to redo all the inside and i plan on hanging around to see what this place is going to look like in another year. Its truly a delightful experience living here. I highly highly highly reccommend it!!

Review: Don’t move here. Electric bill will eat you alive (1 bedroom about 150 a month). Horrible up keep. Half of laundry rooms are mold covered, not to mention..all balconeys are unsafe. Washer and dryers do not work well, and all water heaters blow up all the time (horrible water pressure), not to mention the up keep on appliances. Every year I have to be put on the list for central air to be fixed (this takes about 6+ weeks to get to you). Also..bus line is the one that only runs in the mornings and evening..not so bus excessable…

Review: We moved from out of state and did not know the nightmare that we were getting ourselves into. The maintenance was never done, the hallways had homeless people in them. I never allowed my children to play outside for fear of what they may see. there are racoons living in the attic. The water heaters leak from the third floor down. The office has been through 4 managers in the two years that I had lived there. Rose by far is the worst, she is rude and doesn’t care about the residents. You are better off living under a bridge

Review: The worst leasing experience ever had. Manager does not want to hear complaints, promises they will resolve and never do. Chronic maintenance issues left unresolved. Huge Section 8 population = police cars here all the time. Get past the nice landscaping and its totally yucky. They have huge turnover of tenants and have to offer deep discounts up front to get people to move in. Wasted lots of $$ moving in here and will leave as soon as lease is up. Don’t walk around after sun goes down….scary Sec. 8 population!

Review: We moved in a few months ago and for the last 3-4 months have had A NON WORKING AC!!!! Its HOT TEXAS guys!!!! We have a 6 month old who has to sleep in diapers and no covers and STILL sweats! They have been at to “fix” the problem over 20 times and ITS STILL THE SAME!!! Oh, and our electric bill was over 0 last month!!!!! WE ONLY HAVE A 3 BEDROOM ONE LEVEL APARTMENT! My parents OWN a two story 5 bedroom house and its only a little over 0!!!! Oh and our paint in the tub is peeling off so is the paint around the doors and windows…their way of fixing things is to paint over rotted or cracked wood so it looks nice at first glance. DONT BE FOOLED!!! DO NOT RENT HERE!!!!!!!!

Review: I have leaved in this apartment for 6 months and have had on going issues. To say the least the problems have been continually since we moved in July. We have major ac/heating issues and have called in minimumn 10 times for the same problem. The management company is the WORST. I have had so many problems that I contacted the corporate office in California. Which I left several messages and finally got a return call two months later. I spoke with the Regional Directors who was unbelievably rude and no use to resolving my concerns. I then spoke with his boss who I discussed my concerns with. He assured me that he would make sure my concerns were addressed and resolved and he would follow up with me to make sure the problems were resolved. Never got the call!! Warning, many people have left because of the same problems…

Review: In the 6 years I lived here(2000-2006)mgmt has changed, and this is the worst I have encountered in over 30 yrs renting apts! The new company from CA “fixed up” some things like tearing out healthy bushes and planting ones that mostly died within weeks, nailed frames around windows using improper nails causing the cheap wood to split (meanwhile the seal around the windows is so old and cracked a child could peel it off and remove your windowglass!), they painted over pealing paint and decaying wood so that it only looked good for a couple of weeks, and several other cheap & quick superficial attempts to make the property look like it was worth the high prices they were about to impose! Other problems were the a/c has gone out every summer and takes days to get fixed or even to get a response to a maint. call of any kind. My used dishwasher went out a few months ago, it took nearly 2 months to get a reponse to my written request, and was replaced by a filthy dirty used model taken from a vacant apt & since my rent was raised from 0 to 0/mo for a 2 bdrm, this was the final straw in deciding to move. They only let you sign 6 mo leases now so the rent can be raised and it was going to 0 on the next lease, 0 on the next…way too high for an old, run down, poorly managed apt complex. It used to be quieter and cleaner but now garbage is thrown all over, loud voices and music can be heard up to 3-4 am, damage from residents can be found all over i.e. someone set fire to one of the palm trees put in this year! There’s a car in the parking lot with flat tires and graffitti written in the thick dust and appears to have been abandoned for months. Drain splash guards are backwards and breed mosquitos even though I reported this problem 3 times!
There is more parking now because so many long time residents have moved since things have deteriorated and the rent jumped up so excessively. Plus there has been more crime like car & apt break-ins & damaged cars.
This mgmt does not care about anything but your money…look elsewhere for a decent apt. Better yet buy a house for the same money they are getting ready to charge, that’s what I did.

Review: If you like most humans require three square meals a day do not rent here between, rent, UTILITIES you will have no money left over to eat!!! Thanks to this place I can skip the sauna at the gym, it is so freaking so in here, yet my electrical averages 0.00 a month no less!!!, old crappy ac/heating unit, only cools one room at best, plently of roaches and critters, making themselves at home, crappy “state of the art gym”, machines don’t work, need a magnet for most of them, creepy ghetto men lurking around, playing rap music and leaving beer can and bottles all the property. Pools are always dirty, full of unsupervised children, kiddie park, not even up to standards for an stray animal, let alone little ones. No insulation, be prepared to owe CPS your life!!!!!, whatever you do DON’T RENT HERE!!!

Review: I have lived in Bristol Square for almost 4 years and I have to say that they are the best apartments that I have lived in so far. Maintanence is always prompt, the office staff is great, there is little to no noise from the neighbors, great private parking/entrances, washer/dryer connections in all apartments, prompt snow removal, and low crime. These apartments offer upscale living for an affordable price. The property is close to the highway so it is in close proximity to everything in the city. The only drawback is that the outside of the apartments look old and should be remodeled to keep up with the times but other than that…I have had a great experience with these apartments and as long as they are affordable, I will continue to live here.

Review: I lived here in a one bedroom by myself and never felt unsafe.  I moved away for 2 years and now my husband and I are moving back.  The maintenance man always did a good job and was very quick to respond.  Great price, and very well designed floor plans.  I’m so excited to move back!!

Review: I have lived at Bristol Square a number of years. I enjoy the fact that I have a private entrance and a close, reserved parking space. (nothing is worse then coming home and not finding a place to park!) The grounds are well kept and management does respond quickly to requests for maintenance. I have to say though, that on a couple of occasions, I needed to call the office again because the repair was not done properly. The units are old and are in need of updates, especially in the bathrooms. Overall, I’m satisfied with living here – I wouldn’t have stayed this long if I wasn’t.

Review: only one maintenace man know what he is doing~Donell. The other maintenace men are not friendly and do not like to clean up after themselves. Management is snotty. They do not followup or investigate any complaints~just will take a neighbors word and most time they are lying. The apartments are old~over 30 years old. Need to update a great deal of things. (especially the windows) On site police officer is old and out of shape, but nice.

Review: These apartments are ghetto, though the management wants to act like you are living in Geist. The security guard is so nosy he is able to tell you how many times you flushed the toilet. The walls are paper thin and you can hear everytime your neighbors get in a dispute. The only thing good about them is that they are considered Warren Township.

Review: Nothing but slum live there. I lived there for 3yrs and the last year with that girl named Jessica as office manager is a joke!!!! She is rude, sleezy looking and has a huge criminal record with steeling other people's rent money by signing over money orders in her name. There has been no maintnance work done around the complex and definitely no landscaping done. Weeds look like trees, there is trash and dog **** everywhere you step. There are cars that were being broken into and vandalism. Drug dealers going in and out of one apartment that was next to mine. No playground safe enough for my childrn to play on. Jessica in the front office is worthless and I have no idea why anyone would ever hire someone like her with no people skills. If the owners of the complex don't care about it then why would the office manager have to care??? Don't waste your time or money renting from there!

Review: I have never seen such a run down place on the northwest side of town. Managment hates life and herself so she makes everyones life a living hell. She is bi-polar and is always off her med’s. The place is filled with mold and the pool and spa never work or always closed mostly in the summer when you need it most. Spend a little more and live with peace of mind.

Review: I rented here back in 1999 and it was a great place to live. A friend of mine now lives here (recommended by me) and is doing everything they can to get OUT! The grounds are filthy. All 4 trash dumpsters (servicing approximately 96 apt’s) are ALWAYS overflowing onto the ground and if the Management get’s bored, they go through the trash that has fallen onto the ground and if it’s yours, you get charged a 0 fine. Security is a joke, the tenants live in fear of the security guard as he has a reputation for running people down, wrestling them to the ground and beating them. He was obviously turned down by the police academy when he failed the Psychological exam. The Management? Let’s just say…I wouldn’t allow them to tie my shoes much less take care of any issues…there’s been a gas leak in my friends apartment since day 1 and 9 months later, not one person has come by to check on it. Funny thing is, they won’t let you leave either…my friend tried to rent another apartment and when the new place called for a reference, the Manager completely lied about what an awful tenant he was so he would get rejected, strange though, because they are asking him to renew his lease. I would sign my name to this note if my friend didn’t fear retribution.. THIS PLACE IS SCARY… DO NOT RENT HERE…RUN!!!

Review: I moved to the Northwest side of town because I thought it was a safer place to live. Well, the NW IS safer but not in my apartment complex at Le Mirage. The police are here on a daily basis…drugs deals go down at the playground! And the security guard is a joke..all he does is watch for drivers going over the 10 mile per hour speed limit through the multi speed bumped parking lot and screams at them. There is trash EVERYWHERE and grocery carts strewn all over the place, stolen from the local Safeway. You never see Management or anyone else for that matter cleaning things up. Infact, you hardly see management at all. She’s never in the office, she’s never available. I’ve been told by other tenants that this was a nice place to live before she took over. She’s really turned it into a slum. I’m out of here as soon as my lease is up! Do Not Rent here, don’t even slow down and look at the place, it’s embarassing to those of us who care about what our homes look like.

Review: I will never recommend this place to a friend. Not only have I found a roach in my kitchen, and not only the countless bums roaming the hallway, STAFF and who knows who else, have entered my apartment without my permission numerous times. I've lost mail, and I've called the office plenty of times..all I get is a rude person on the other line or a voice machine. DON'T DO IT.

Review: As long as they pay rent, Philadelphia Management doesn’t give a damn about its tenants. In fact, they think it’s a privilege to pay exhorbitant rent to live in their tiny, dingy rooms. Here’s what is good about about the building: the maintenance staff is punctual and competent; the doormen are kind; the central location is fantastic for transportation and nightlife. Everything else is mediocre at best, and the rental company is the worst. Last month, one of my hall neighbors was murdered–and Philadelphia Management never said a word. My neighbors and I had to piece together the story–and work out whether or not we were in danger–on our own. Many months ago, they installed a new fire alarm system so we’re all blasted by sirens in our little studios, and they haven’t figured out how to shut the siren off after the alarm is resolved, so it screams on for anywhere from 30-60 minutes–in the middle of the night. Earlier today, a rental agent suddenly appeared with a prospective tenant to see my room with NO warning whatsoever. I had only just gotten out of the shower, so we narrowly missed an embarrassing incident there, but I work at home and can’t do so efficiently with unannounced interruptions all day. I complained to the office, and was told that they couldn’t give me any advance warnings for walk-ins and the process would go quicker if I didn’t obstruct the viewings. I’ve never had a landlord make it so clear to me that my only purpose was to pay rent, and all my needs (privacy, safety, etc.) were inconsequential. (P.S. to the site… it’s 2007, I’m not sure why the year didn’t show up on the menu.)

Review: I am subletting here for the past three months and for the most part,things are okay. No one bothers you but on the downside I don’t really know anything about the people that I live with. There seems to be a few shady characters afoot but as of yet no one has bothered me. If your in the hallway you can hear what people in thier apartments but not really from your own apartment. Security is not super tight but there is someone there and the one time I needed a leak fixed- I reported it at 10 am and it was fixed by 1:00 They have been nice to me and it is a good value for the location. After midnight the whole street gets pretty quiet and there are a few homeless people that hang out a block away at the 7-11. Nothing super shady,nothing super great. I have a nice sized studio and it is convienet to many things. There is NO parking that is easy to get (parking garages across the street but hard to find on street parking. Takes my guests either 1 minute out of luck or 20 minutes. Hallways sort of blah,enterance way is nice. Only 2 of three elevators in service so it can be slow but not more then a few minutes most of the time.

No dogs are allowed which is another negative.

Review: This building is absolutely disgusting! I am a very very clean person, but I still had a nasty roach problem. It does not help that the people who live there are CREEPY. Many of them are just one slight step above homeless. Seriously tripped out, demented, dirty people. Don’t be fooled by the 24 hour security desk. It doesn’t help much when they sit there and watch TV all day and night, letting anyone off the street walk by. The maintenance employees are nothing great, they’re actually pretty rude and lazy, but they will eventually come and fix things. The management company is pretty good, but I would suggest living in one of their other nicer buildings.
